April 2017 Market StatisticsThe April 2017 Sales Statistics have been posted to cbormls.com.  The number of sold properties in April of 2017 was roughly 2.5% less than April of 2016 with 220 single family homes sold this April.  The decline in sales was only in the existing home market, while new construction sales increased from 24 units in 2016 to 34 units in 2017.

Both the average price and median price increased, while days on market and cumulative days on market were lower.  The number of pending listings decreased from 334 in 2016 to 254 for April of 2017.  This decrease is probably a surprise to most, but the preliminary number of pending listings for May shows a 7% increase.

The months’ supply of inventory had a small uptick for April, but inventory still remains low.

Our local statistics mirror national single family home sales with declines in both existing home sales and pending listings.

Boone County Real Estate Market Statistics-March 2017

March 2017 Market StatisticsThe March 2017 Sales Statistics have been posted to cbormls.com.  The number of sold single-family homes for March increased by 15% compared to last year, after a decrease in sales for the month of February of this year.  The March sales increase occurred in both the existing home and new construction home markets, both, outpacing the national average increases.  Overall, the first quarter of 2017 produced a 4% increase in sales over Q1 for 2016.

The average price and median price continued to decline as lower priced segments of the market outpace homes priced above $275,000.  The price range of $120,000 to $274,999  for March 2017 showed a 15% increase in sales compared to the same price range in 2016, while sales from homes priced at $275,000 and above had an almost 20% decline.

March produced a decline in days on market this year, dropping from 75 to 65 days, while cumulative days on market have dropped every month this year.

Pending Listings increased 4% in March of 2017 indicating the potential for increased closed single-family homes for the months of April and May.

The months’ supply of single-family homes on the market declined to just under three months at 2.95.  The supply number for March is the lowest for this time of year for a long time, if not ever.

Boone County Real Estate Market Statistics

The 2016 year end Boone County Market Statistics have been posted for your review. The number of single family homes sales from 2015 to 2016 remained even, as was the 4th quarter.  Existing home sales increased less than 1% while new construction homes decreased by 7%.  The average and median price of a single-family home in Boone County increased by 2% again lead by existing homes while new construction homes prices declined by 4% for the median price and 2% for the average price.

December home sales were even with last year at 142 units.  Prices increased in December, with a 14% increase in the average price and an 18% increase of the median price of a single-family home.  Days on market and cumulative days on market decreased as did the months’ supply of home inventory on the market, the result of 30 fewer homes on the market for December.

Looking ahead into 2017, pending listings increased by 10% for the month of December, indicating the number of sold homes for January will be above last year.  The market seems to be in great shape for Sellers as we move closer to the spring market, where the past two years many Sellers saw multiple offers on their properties from the months of April through June.  All indications show we will probably see a repeat of an active spring market that may start early again in 2017.

Boone County Real Estate Market Statistics

The 2016 September sales statistics for the Columbia Board of REALTORS have been posted to cbormls.com.  September of 2016 saw a 8% decline in single family home sales compared to last year, led by existing sales, falling 11%.  One would think this decline was a result of the election, but nationally existing home sales increased by 3%.

There was a 12% increase in the median sold price coming in at $188,500.  The increase in prices coupled with the decline in sales signals weakening in the number of entry level Buyers.  Our local market is again opposite of the national market, where first time buyers had 34% market share, the highest in four years.

Pending sales also dropped in September by over 8%, while nationally, existing pending listings increased by 1.5%.

From the decreased sales posted in September, the months’ supply of inventory increased by 4% to 4.25 months.  This is the first increase in supply our local market has seen for almost two years, but the supply is still historically low for this time of year.  Most of the inventory is the price range of $275,000 and below, while the inventory below $275,000 is lower than normal, which maybe a reason for less first time buyers in the local market.

Over all, the market remains healthy for this time of year, even with the local market being contradictory to national trends. We still may see the election impact the market, but it would be minimal compared other election cycles.
